An abandoned convenient store on a half-acre site, located at 1553 S. Lumpkin Street in Athens, Georgia, that had been vacant for ten years due to a tremendous amount of contamination. The location, within the 5-Points neighborhood of Athens and less than a half-mile from the University of Georgia campus, was a prime setting many businesses had considered purchasing. However, the contamination issue had spread to adjacent residences and a neighboring creek, discouraging potential developers to pursue the costly cleanup necessary that would make the site viable.
What We Did:
McWhirter Realty Partners created a redevelopment plan that was successfully approved by Athens-Clarke County and the State’s Environmental Protection Division (EPD). The most pivotal component of the redevelopment plan was the brownfield corrective action plan they formulated in collaboration with the State. The plan was submitted through the Brownfield Program under the authority of Georgia’s Hazardous Site Reuse and Redevelopment Act, which was created to encourage developers to redevelop contaminated sites.
Grindhouse Killer Burgers signed a lease with McWhirter Realty Partners and built its fourth restaurant on the site. They opened for business in September of 2013. What was once a contaminated eye-sore in a highly sought-after location is now a thriving business contributing to the community’s economy.
